Cave Valley Getaway – Terms & Conditions

1. Booking & Payment

1.1 Reservation Confirmation – Reservations are confirmed once payment has been processed and you have received written confirmation from Cave Valley Getaway.
1.2 Payment Schedule – Your full payment is due at booking.
1.3  SMS Communication - By completing the booking form, you agree to receive texts regarding your booking from Cave Valley Getaway.  We will not spam you.

2. Security Deposit

2.1 Amount & Payment – A refundable security deposit is required. This will be collected [at booking / prior to arrival] and will be held until after your stay.
2.2 Refund Process – The security deposit will be refunded within 7 business days after check-out, provided there is no damage, missing items, or excessive cleaning required.
2.3 Deductions – The following may be deducted from your security deposit:

  • Repair or replacement costs for damaged property or furnishings

  • Professional cleaning fees beyond normal use

  • Costs for missing items

  • Unauthorized late check-out fees or unapproved extra guests

3. Damage to the Property

3.1 Guest Responsibility – Guests are responsible for all damage or loss caused during their stay, whether accidental or intentional, by themselves, their visitors, or their pets (if applicable).
3.2 Reporting – All damages must be reported immediately to Cave Valley Getaway management.
3.3 Remedies – In the event damages exceed the security deposit:

  • Guest will be billed for the remaining balance.

  • Failure to pay may result in legal action and recovery of costs, including attorney’s fees.

  • Cave Valley Getaway reserves the right to charge the card on file for damages not covered by the deposit.I authorize Cave Valley Getaway to charge my card on file for: unpaid rent/fees, damages, missing items, excess cleaning, fines, late check-out, and any balance exceeding the security deposit per this Agreement.

4. House Rules

4.1 Occupancy Limits – Maximum number of guests is based on your unit unless prior written approval is obtained.
4.2 No Smoking – Smoking is prohibited inside the property. A $350 fee will apply for violations.
4.3 Pets –No pets allowed. A $350 fee will apply for violations.
4.4 Noise & Neighbors – Respect quiet hours between 1am – 8am.
4.5 Parties & Events – Parties or events require prior approval.

5. Check-In & Check-Out

  • Check-In: 4pm at the house. 2pm at the campground

  • Check-Out: By 11am 
    Late check-out without approval will incur a $75 per hour fee.

6. Cancellation Policy

Cancellations made 30 days or more before the check-in date will receive a 100% refund.
Cancellations made within 30 days of check-in are non-refundable.

7. Liability & Indemnity

  • Cave Valley Getaway is not responsible for accidents, injuries, illnesses, or loss of personal belongings.

  • Guests assume all risk while on the property and agree to indemnify and hold harmless the property owner from any claims or liabilities.

8. Governing Law

These Terms & Conditions are governed by the laws of the State of Tennessee. Any disputes shall be resolved in the jurisdiction of Grundy County, Tennessee.
